Property Portfolio will be held in a Property Fund “SPH Property Fund” that will have a mix of:
- Cash (10%)
- Investment Property (70%)
- Equities in Public Companies (Real Estate Companies-Property Developers,Property Managers & Property Investment Funds) (10%)
- Private Equity (Investment in Real Estate Private Companies) (5%)
- Enterprises Engaged in Property Related Ventures (5%)

PORTFOLIO MIX
CASH
At All points the Company MUST hold a minimum of 10% of the Total Portfolio Value in Cash.
Cash held in bank will be higher of 4% of Total Portfolio Value or 3 months Operating Expenses.
The balance to be invested in Money Market Fund offering the best reasonable return in the market
as at day of funds transfer.
The day of funds transfer will be on the Last Calendar Day (LCD) of the month.
INVESTMENT PROPERTY
This refer to all property that is to be held as investment property for medium to long term period (Between 25-40 years).
The investments will be in:
- Land
– Location of land must be within 60 Km of an Urban centre or nearest bank facility.Exceptions Must be approved by the Investment committee or Board of Directors.
– Land should not take more than 40% of the portfolio.
-Land must be held for a maximum of 12 years at which point it must be developed or disposed to unlock equity. - Rental Property
– Each investment property invested in to provide a minimum return of 12% p.a.
– Decision to invest to be provided by the Investment committee or Board of Directors. - Holiday Homes
– Invest in long term & short term holiday home property.
– Investments will strictly be made in holiday destinations within Kenya,Africa and Europe. - Hotels
– Invest in hotel franchises.
– Develop own Hotel Franchises for Mid-Upper Income Markets
-100% Purchase of hotel businesses with growth potential. - Flipping Houses
– Invest in Old house units and renovate.
– Decision to be made by the Investment committee and Board of Directors. - Property Syndicates
– Joint Ventures and Group Investments Must be assessed by the Investment Committee and Board of Directors.
– Each party will incur equal risk and return agreements.Any exception to be approved by Investment Committee & Board of Directors. - Key Sector Infrastructure
– Build Infrastructure to support social services eg Schools,Hospitals etc.
– Decision to be approved by the Investment committee or Board of Directors. - Timber
– Decision to be approved by the Investment committee or Board of Directors. - Farmland & Yards
– Decision to be approved by the Investment committee or Board of Directors. - Public Infrastructure
– Decision to be approved by the Investment committee or Board of Directors.
All Property MUST be invested, managed, and sold in a prudent manner for the full benefit of the Property Fund.
INVESTMENT COMMITTEE
The investment committee’s purpose is to oversee SPH’s investment strategy and ensure SPH best interests are at the core of all investment activity.
Should be made up of a Minimum of 3 and Maximum of 7 Persons with diverse backgrounds in:
- Financial/Investments Expertise
- Gender diversity
- Investment Committee Experience
- Legal Expertise
- Long standing Employee > Length of Service, 7 Years+ with the organization
Led by an Investment committee Head – a role that will be rotational as appointed by the Board of Directors.
